South Philadelphia homes with Kyle Keenan

South Philadelphia is a rowhome neighborhood first. Kyle's current listing here is a rehabbed Hoffman Street house, and he can walk you through how the blocks compare.

What the homes are like

The typical house is a narrow brick rowhome of two stories, often around 1,200 square feet, built close to the sidewalk on a short block. Alleys and tiny rear yards are common, and parking is usually on the street.

Rehabs here tend to keep the original footprint and replace the kitchen, baths, floors and mechanical systems. Because the houses are so alike, the finish level and the block do most of the work in setting the price.

Getting around

The Broad Street Line runs the length of the neighborhood to the stadium complex at the southern end. I-95 and I-76 are both close, and the Walt Whitman Bridge crosses to New Jersey.

Passyunk Avenue and 9th Street hold much of the shopping and restaurants, and FDR Park sits at the south end. The area is part of the School District of Philadelphia.
